How does it work?
1 Property Debt Collection will issue correspondence and attempt to collect outstanding arrears for a fixed fee. For the cases that require legal action, a letter in accordance with the Pre Action protocol will be issued by Property Debt Collection along with a court fee request.
2 Once a court fee has been received Property Debt Collection will instruct PDC Law to prepare claim forms and obtain a County Court Judgment. Where necessary, PDC Law will instruct Counsel to attend hearings in the County Court and/ or First Tier Tribunal.
3 Once a judgment has been obtained, the case will be returned to Property Debt Collection who will endeavour to collect payment directly from the owner or their mortgagee.

When I instruct Property Debt Collection how much will I be asked to pay?
Unlike most solicitors we charge a fixed fee for our service. This amount is collected directly from the tenant.
You will only be asked to pay a court fee if it’s needed, that’s it. This sum is set by the court and will vary dependant on the level of arrears you are trying to claim.
What if you can't recover your fee?
We won't charge you.
Will I ever be asked to pay anything?
It is rare, but in a very small number of cases you may be asked to pay Property Debt Collection or PDC Laws fees if:

So what happens if the claim is defended and the Judge only awards part of PDC Laws costs or no costs at all?
PDC Law will limit their costs to the sum recoverable under a judgment or order
So if the case is defended and Counsel has been instructed /attended but counsels fees have not been awarded will I be expected to pay them?
No, you will not be expected to pay counsels fee. PDC Law will be responsible for paying counsel their fees.
Will I get my court fee back?
If the court fee is awarded by the court we will approach the defendant/defendants mortgagee for payment
What happens if you obtain a Judgment but cannot obtain payment from the defendant or their mortgagee?
We will notify you of potential enforcement options and upon your instruction commence enforcement. You will not be asked to make payment for any enforcement method
Is there any eventuality where I will have to pay costs/fees?
Cases where we are asked to cease action for whatever reason or cases where you do not follow the advice we have given
